With the real estate market being like it is, sellers and agents are using every trick in the book to sell property. The few that are on the market seem to be moving steadily, but with many would-be movers staying put for now, or not able to get the credit, things are still in the doldrums. MLS or Multiple Listing Service inventory is tight, with fewer properties than usual available, and those that are aren’t selling at all, or very quickly.
The newest trick to sell homes is a step along from home staging, and it’s called “Occupied to sell.” Home staging is an old trick where an interior designer or professional stager will present a home in the best possible light, using props, rented furniture and other accessories to make the house look like a home a buyer wants. It’s well known that vacant homes take longer to sell, and don’t fetch as much as a fully furnished, lived in one.
To solve this problem, enterprising people are offering a home staging, and occupation service to home sellers. The company will stage the home as required, then have one of their home managers “live” there while it’s being viewed or shown. The manager is responsible for keeping the home pristine and ready to show at any time.
This not only increases the security of a vacant property, but it also creates the illusion of a family home, rather than an empty lot. This allows the seller to achieve a more realistic price and hopefully a quicker sale. In return the seller pays a monthly fee to the company until the home is sold and a “success fee” once it is. The fees are around a quarter of a percent, and the success fee around three quarters.
This service isn’t for everyone. Typically homes over the $400,000 mark are ripe for occupied staging, as they will see the most benefit. Even a couple of percent increase in price more than makes up for what the staging company would charge, and the home gets looked after while it’s not being lived in.
The selection of a home manager is important, but something that quite a few people seem interested in. Many people would like to live in a luxury home in a gated community, even for a couple of weeks. The catch being that they have to be fastidiously clean and have the house prepared for viewing at all times. Other than that, it’s a breeze.
In return for a small monthly fee, a seller can be happy in the knowledge that their home is occupied and ready to sell to the right buyer. The home has been staged to within an inch of its life and there are people there to paint the picture of the lifestyle that will achieve the highest price.
It’s been a long time coming, and the writing was on the wall, but it’s still sad to hear that as of today, Miramax is officially closed for business.
The news comes to us from The Wrap, which informs us that the end of Miramax will leave 80 people without work and six movies, that had been awaiting distribution, on the shelves.
Despite years at the top and countless hitmaking releases — think Reservoir Dogs, The Piano, Pulp Fiction and countless other groundbreaking flicks — Miramax did have its share of flops and lackluster releases in recent years.
But most troubling was this past October, when Disney announced that it would reduce both Miramax’s staff and the number of films on its roster.
Though there has been talk that the Weinsten Brothers, who originally founded Miramax and made it the powerhouse that it was for three decades, wanted to buy the name of the studio back, the price ($1.5 billion) looks to be a bit too high for them and anyone else.
R.I.P. to the indie film studio that could and did.

The taxicab gets its name from the “taximeter” which was the instrument used to measure the distance and time a vehicle has traveled. Still in use today, in a slightly more sophisticated form than its original, which was invented in 1891.
Cab comes from the horse driven carriage called a cabriolet. These were used during the 19th and 20th centuries as taxis. Cabriolet is now a term used by some car manufacturers to describe convertibles. The carriage had a soft roof that could be folded down in good weather. The last cabriolet to be licensed was in 1946, then surrendered in 1947.
In Morocco smaller taxis are used for inner city runs and are metered for such. There are also larger taxis that are used for longer journeys outside the city. These can be shared between travelers and have been known to stop and pick up other passengers on the way. It’s a great way of meeting the locals or new people.
In 1999 241 million passengers traveled in New York taxis, amounting to a total revenue of over a billion dollars. The average number of fares the average cabbie gets in a 12 hour shift is around 30, with an average fare of $6. In that 12 hours, the average mileage for a cab is a mere 180 miles, much less if the taxi works a metropolitan area.
The first motorized taxis appeared in Paris, France in 1899, then made their way to London in 1903 then New York in 1907. Since then, petrol cabs have dominated the market to this day. There are slow moves toward more environmentally friendly methods of combustion such as bio-diesel, which is slowly gaining ground here in America. In California you can get a Prius taxi if you want to do your bit to save the world.
The two-way radio first appeared in taxis in the 1940’s. It allowed better co-ordination between drivers and their dispatchers, meaning a better service for the customer. Despite leaps in other technologies, the basic mechanics of the two-way remain the same. It is illegal in many states to operate a taxi while using a cell phone, but not to use the two-way radio.
Around 26% of taxicab license applications are from immigrants from Bangladesh, India or Pakistan. Only 10% of applications were made by American born people. This is a thorny issue and one we aren’t going to touch here, suffice to say it is the opinion of many passengers that the service has suffered because of this.
On the subject of demographics, in the 1960’s around 10% of taxi drivers were women, now it’s less than 1%. We don’t really know the reasons why, but it is something that should be evened out if possible. Women passengers would feel much safer with a woman driver, not necessarily because of the driving either.

The American Red Cross is pledging an initial $200,000 to assist communities impacted by this earthquake. They expect to provide immediate needs for food, water, temporary shelter, medical services and emotional support. They are accepting donations through their International Response Fund.
Clinton Bush Haiti Fund is being run by former Presidents George W. Bush and Bill Clinton and was created at the behest of President Obama. They oversee the CBHF through their respective nonprofit organizations, the William J. Clinton Foundation and Communities Foundation of Texas. One hundred percent of the donations made to the Clinton Foundation go directly to relief efforts. Ninety-nine percent of the donations made to the Communities Foundation of Texas go directly to relief efforts.
Haitian-born musician Wyclef Jean is raising funds for emergency earthquake relief through his nonprofit organization Yele Haiti. Text YELE to 501501 to give $5 to the fund. Yele Haiti came under scrutiny this week for potential improper allocation of funds. Wyclef Jean responded to these accusations on Saturday.
UNICEF has issued a statement that “Children are always the most vulnerable population in any natural disaster, and UNICEF is there for them.” UNICEF requests donations for relief for children in Haiti via their Haiti Earthquake Fund. You can also call 1-800-4UNICEF.

If you’re crazy, or addicted enough to still want to invest in real estate right now, there are a few things to help you on your way. We are going to discuss the best ways of bagging a bargain to get you on the ladder, or further up it even in a difficult market.
Finding real estate deals, especially somewhere like Naples, is an art form. It takes skill and practice, but almost anyone can do it with the right mentor, and application. Finding a motivated seller is the key here. The seller has to want to do a deal for you to be able to make any money, and finding one is all about research, advertising, marketing and who you know.
Finding the motivated seller is easier once you know what can motivate them to sell. The main reasons are emotional ones, those who get emotional about property fail to see things clearly, and fails to see the property clearly, which makes them ripe for doing deals. Such reasons can be divorce, time, bereavement, job relocation, financial problems or perceived property or neighborhood problems.
Those are just some of the motives behind a motivated seller and you will notice that none of them are insurmountable to the investor. A bad neighborhood might give you pause, but if other people live there already, you should be able to rent it out no problem.
The application of time and money can solve almost any real estate problem, you just have to bear that in mind when dealing with an emotionally motivated seller.
Finding available properties is all about getting your nose to the ground. Newspapers, websites and other traditional methods are well enough, but all investors use those. To get the edge, and the deal you have to do more.
Get in the car and drive around. Target desirable neighborhoods and see what’s around, choose one and stick with it for a while. Learn the areas, prices, types of families, job prospects and any other pertinent information. This is called farming, and the more you know about a particular area, the more aware you will become of potential deals in your farming area.
Look for vacant, ugly or properties needing renovation. If you find some, knock on the door, or the neighbors door and get information. Ask them if they want to sell, or who the landlord is. Neighbors don’t want to live next door to a wreck so they can be quite forthcoming.
Get the word out that you’re an investor looking for property. Visit open houses, meet people and hand out your card. Meet agents, other investors and generally make yourself known. Even if you don’t make contacts at an open house, you will get to know the style and layout of particular properties, and their worth, which is all good ground work.
It takes work and dedication to make it in real estate. It always has, but even more so now. It takes research, work, time and effort to get anywhere but if it’s for you there is no feeling like it when you pick up a bargain.
The Association of Asia Pacific Airlines (AAPA) has warned against regulators over reacting in the wake of the recent terrorist attempt on a Delta Air Lines passenger aircraft bound for the USA.
“It takes real political maturity to remain calm and not fall into the trap of knee jerk reactions such as imposition of new security measures,” it says.
“Additional security measures are only justified when it can be demonstrated that the benefits outweigh the additional burdens they impose on society.” it adds.
Following the 26 December attempted bombing of a Delta Air Lines flight from Amsterdam Schiphol to Detroit, the Dutch airport announced it would be introducing full body scanners.
But the AAPA says “there is insufficient evidence regarding the effectiveness” of full body scanners, “to justify their immediate deployment”.
“Rather than focus on ever more intrusive passenger screening, the key lesson from this, and previous terrorist incidents, is the critical importance of effective intelligence gathering and analysis,” it adds.
Dell unleashed a deluge of products and information upon us today. First up is some clarification on Dell’s Mini 3 smartphone. Though Dell announced its Android-powered Mini 3 handset and AT&T announced that it was getting a Dell handset yesterday, neither company confirmed the obvious — that the Dell Mini 3 is headed for AT&T. Yesterday, we saw Dell's Slate concept for the first time. Today, we got to actually play with it. And it's called the Mini 5.
(Btw, if you want to read yesterday's stories on the slate, check here.) Specs that we know: custom Android, SIM (it makes calls), Wi-Fi, Bluetooth. And the 5-inch screen supports full multitouch. In your hand, it's very light and comfortable to use. The screen is responsive, and Dell's icon interface makes for intuitive presentation of Android. It feels a bit more like plastic than, say, the iPod touch. But it was perfectly solid from what we could tell. Making a phone call turns the Mini 5 into a gigantic phone, almost like a handset out of a Carrot Top routine, but Dell expects most consumers will opt to use a headset. The unexpectedly awesome feature? The 5MP camera. The Dell Mini 5 has a 5-inch screen, and your subject fills the entire frame. It's an oddly satisfying implementation of a camera, in a super sizing kind of way. My model wasn't connected to the web, so I didn't get to test the browser. And my hands-on time was more than limited (and frankly, a bit frantic), so I can't really speak sincerely on much else. But let me say this: I like the Mini 5. And I dare say that Dell's software—their version of Android onboard—may be equally or more impressive than the hardware itself. I'm not sure I have a need for this or any 5-inch tablet, but you know what? I'm going to give em a shot all the same.
